How to Buy Your First Home in Las Vegas
Buying your first home can feel overwhelming, but the process becomes much easier when you know what to expect. The first step is understanding your budget, monthly payment comfort level, available funds, and loan options before you begin touring homes.
Step 1: Review Your Finances. We will look at your income, credit, monthly debts, employment history, and available funds. You do not need perfect credit or a 20% down payment to begin the conversation.
Step 2: Compare Loan Options. Depending on your qualifications, you may be able to consider conventional, FHA, VA, USDA, or down payment assistance programs. Some assistance programs are available to repeat buyers as well as first-time buyers.
Step 3: Get Preapproved. A preapproval helps you understand your estimated price range and shows sellers that you have already reviewed your financing.
Step 4: Find a Home and Make an Offer. Once you are preapproved, your real estate agent can help you search for homes, evaluate properties, and prepare an offer.
Step 5: Complete the Loan and Close. After your offer is accepted, the loan process may include updated documentation, an appraisal, title work, underwriting, and final closing disclosures.
What First-Time Homebuyers Should Know
You may not need 20% down. Some conventional programs allow low down payments, while FHA, VA, USDA, and down payment assistance options may reduce the amount needed upfront.
You do not need perfect credit to start. Credit requirements vary by loan program. Reviewing your credit early gives us time to identify potential improvements before you make an offer.
Your cash-to-close includes more than the down payment. Buyers may also need funds for closing costs, prepaid taxes, homeowners insurance, inspections, and other transaction expenses.
Some assistance programs are available to repeat buyers. Down payment assistance is not always limited to first-time homebuyers. Eligibility depends on the individual program.
